Welcome to our GTA Online mansions and their best locations guide. Safehouse in the Hills update is finally here, and it brings us what we all have been begging for years: proper mansions that feel like an endgame flex and a practical HQ at the same time. There are 3 luxury estates you can buy through Prix Luxury Real Estate, plus new missions, vehicles, and other upgrades around Los Santos. What people were curious about the most prior to the update was the price for these mansions. Yes, they are very expensive, but the content they offer is unlike anything we’ve seen before in GTA Online.

You can use mansion tablets to fast travel and boost business production. Both of these features are game-changers, but the main one is that you can host a party in your mansion and invite all your friends or even a whole lobby to it! There's also a garage and secure Vault as well as indoor and outdoor pools, a cigar room, a heli pad, and much more stuff to explore. When you buy a mansion in GTA Online for the first time, the AI assistant gives you an introduction, and all of a sudden, the doorbell rings. It's our old friends, Michael and Amanda De Santa came over to give you a warm welcome to the neighborhood. They're visibly older compared to GTA 5, but it’s so good to see them together after all these years. And then come 5 story missions, but no spoilers though, let's focus on the mansions in this guide.

Mansions in GTA Online are shockingly expensive, so you’ll probably need a serious cash boost to get there. If you don’t feel like grinding heists and sell missions for weeks, check out GTA 5 Online money services on PlayHub and stack the funds you need to actually afford your dream safehouse in the hills.

GTA Online Mansions Overview

We’ve all been waiting for this moment, and mansions finally feel like the true endgame reward they should be. They come packed with luxurious as well as practical features, and the best part is how seamless they are to use. For the first time ever, you don’t get stuck with loading screens or entry animations, since you can just walk in and out freely like it’s a real home base. As I mentioned before, you get three options in different high-end districts, and you can own all three if you want to go full collector mode. Here are mansion locations in GTA Online and base prices:

Mansion

Area

Base price

GTA Online Richman Villa Mansion

The Tongva Estate

Tongva Hills

$11,500,000 ($8,500,500 with contact missions discount)

GTA Online Vinewood Residence Mansion

Vinewood Residence

Vinewood Hills

$12,200,000 ($9,200,000 with contact missions discount)

GTA Online The Tongva Estate Mansion

Richman Villa

Richman

$12,800,000 ($9,800,000 with contact missions discount)

The mansions in GTA Online come with a long list of luxury and utility upgrades. Depending on how you customize them, they can function as a social space, a personal trophy case, and a mini command centre for day-to-day business play. This is where the update really leans into the “build your own dream safehouse” theme. You can change the look of the interior with color tints, wall patterns, and decor sets as well. Here’s a full GTA Online mansion upgrades list:

Interior

  • Tints - there are 4 color options you can choose from to paint the interior. Each of them, other than the default one, costs an additional $100.000. Colors include beige (default, no extra fee), green, purple, and pink.

GTA Online Mansion Interior Upgrade - Tints
  • Patterns on the walls - these are themed wall designs that change the overall vibe of each room and make the interior feel less plain. Each pattern costs an additional $245,000.

GTA Online Mansion Interior Upgrade - Patterns
  • Decor - changes the look and feel of the interior the most, basically setting the mansion’s overall style. There are 3 options to choose from:

  1. Los Santos Loft (default, no extra fee)

  2. San Andreas Coastal (more modern one, +$497,500)

  3. Vinewood Regency (more fancy one, +$612,500)

Additional Rooms

On top of all these cosmetic changes, you can also buy functional rooms and showpiece upgrades. Additional room options include:

  • Armory (+$720,000) - Includes a Mk II Weapon Workshop and a place to buy and modify a wide range of weapons.

  • Arcade (+$950,000) - A pure fun room, but a great social add-on.

  • Vehicle Podium (+$650,000) - Allows you to display a favourite ride inside your mansion.

  • Vehicle Workshop (+$880,000) - Gives access to Benny's Original Motor Works, Hao's Special Workshop Tuning, and Missile Lock-On Jammer Upgrade. All that without leaving your home.

Security

The description says a private militia = peace of mind. Whether it’s a hostile takeovers or a desperate Vinewood wannabes hoping for an industry leg-up, reduce the risk of your business being raided or bolster existing businesses’ security to eliminate risk entirely. As you can see, this is a real game-changer upgrade. No more raids on your business ever again! But this upgrade comes with a high price of an additional $1,750,000.

AI Assistant

A fully integrated AI system across all your mansions that balances the roles of butler, personal assistant, and local entrepreneur. There are 3 options to choose from: Angel, Haviland, and OG. No additional cost, so you choose one you like the most.

GTA Online Mansion Total Cost

With all of these upgrades layered on top of the base cost, a fully loaded mansion can easily push your total spend beyond $15,000,000, depending on your choices, which is an insane amount of money.

GTA Online Mansions Best Locations Ranked

GTA Online Mansions Locations Map

Externally, these estates are mostly just copy-pasted versions of Devin Weston's mansion and differ very slightly. Interiors also share the same core layout across all three, so your decision mostly comes down to location preference and how you like to rotate around the city. This is our GTA Online mansions best locations ranking based on placement and convenience:

  1. Richman Villa - This is the most expensive option, but Richman Villa has the best location in our opinion. It sits close to Los Santos, right next to Miguel Madrazo's Mansion, and feels like the best balance between quick urban access and clean routes out toward the wider map.

  2. Vinewood Residence - A close second. It's located next to the Vinewood Bowl, very close to the city as well, but access outside the city is more limited from here. There’s one nice extra bonus, though, which is that you can see the Vinewood sign from here!

  3. The Tongva Estate - Still a great flex property, but unfortunately, it comes last. This is just a Devin Weston mansion located outside the city, close to Fort Zancudo. If you like a quieter home base and don’t mind longer hops back into downtown, it’s still a solid pick, but there are better options.

If you’re unsure which GTA 5 Online mansion to buy first, I recommend saving up for Richman Villa or Vinewood Residence just because of how well they are both located.

GTA Online Mansion Discount Explained

You may have seen in this guide or on other players’ streams that there’s a discount on GTA Online mansions. Rockstar warmed players up with a short set of Prix Luxury Real Estate contact missions before the launch. Completing all three by the cutoff window awarded a major discount and bonus cash, which helped soften the sticker shock for early buyers.

If you missed the window, don’t stress too much. The big value of mansions isn’t just the first-week deal. It’s the long-term convenience and the way they simplify your routine if you’re already sitting on multiple businesses.

Are GTA Online Mansions Worth Buying?

If you’re a new player wondering how to get a mansion in GTA Online, consider it more like a long-term goal, rather than a must-buy. First, you need to work towards building a functional criminal empire and getting more money. But if you’re already in the late game, this update hits the sweet spot. Mansions finally feel like an expensive reward that offers real quality-of-life utility. You’re paying for status, sure, but also for smoother business access and a social space that actually feels special.

The party feature alone is a big win for players who love public chaos or planning private hangouts. Hosting a mansion event gives your crew a proper “end of the grind” vibe that apartments never quite matched.

Final Thoughts

Let’s wrap up our GTA Online Mansions DLC & best locations guide. A Safehouse in the Hills might be a final big GTA Online update before GTA 6, but it gives players so much of what we were all asking for years. With three estates, deep customization, and meaningful utility upgrades, this is one of the most “true endgame” property drops the game has seen.

If you want the best all-around pick, Richman Villa is the clear winner for location. If you want a slightly cheaper entry point with scenic vibes, Tongva is a good starting flex. And if you want that classic Hollywood feel, Vinewood Residence absolutely delivers. But no matter which one you choose, the real win is that mansions finally feel like the finish line players have been chasing since the early years of GTA Online.
